Obviously, buying a home costs a lot of money. In addition to the cost of the house itself, you have to spend money on furnishings, improvements, and, of course, moving in. Other unavoidable costs include the fees involved with using a real estate agent. Even when you are selling a home, you still have to pay a real estate agent for his or her services.

Since it may be hard to buy or sell a home without using a real estate agent, there are several ways to reduce costs while still receiving good service.

Negotiate

Perhaps the easiest way to save money without sacrificing service is to negotiate with your agent. All real estate agents charge by commission, but the actual rate that they charge isn't always fixed. You can often negotiate with your agent to get a lower rate. This way, you will get the same level of service but at a lower cost.

Cut Back on Advertising

Another money-saving idea is to ask your agent not to go all out with the advertising and marketing of the home you're selling. Agents usually post homes on several online and print real estate listings, and they often send out mass e-mails notifying people of the home for sale. You could ask your agent to scale back on these methods, which may, in turn, reduce the agent's fees.

Wait for Price Reduction

You could also save money by buying a home after a price reduction. If a home has been on the market for a while without selling, its owner and his or her real estate agent will likely have to lower the asking price to get it moving. Additionally, homes that are under foreclosure are usually priced cheaper than they normally would be. If you are trying to purchase a home but can't find one you like within your price range, you might want to wait for a price reduction or foreclosure of a home in your desired neighborhood. This way, you can get a home you like at a lower cost, while taking full advantage of all of your agent's services.

Use a Discount Broker

Rather than spending money to use an agent from a large real estate agency, you can get comparable service at a lower price by using a discount broker. Discount brokers provide many of the same services as real estate agencies but without the high price tag. Though they may not offer every service that a larger agency provides, most charge by the services that you use rather than a flat rate. Keep in mind, the costs will go up for each additional service that you use. While there are some risks involved in using a discount broker, overall, you are likely to save more money than if you used a real estate agency.

Buy or Sell on Your Own

Finally, you can save money on the purchase or sale of your home by doing all of the work yourself. If desired, you could buy a home directly from the listing, without using an agent or broker. If you are selling a home, you might decide to sell it yourself, instead of using an agent. Buying or selling a home on your own can definitely be risky. Only do so if you are very familiar with the real estate industry and know everything involved in the home-buying or home-selling processes.
