Especially if you're a first-time house seller, hiring a real estate agent is a great idea. Selling a house can be complicated and confusing. Beyond just finding a buyer, you have to contend with banks, inspectors, paperwork, and more. While it does cost money to use an agent to sell your home, he or she will be working on commission and, therefore, will have all the motivation in the world to get you the most money possible.

Reasons to hire an agent

While many people choose to sell their homes on their own, there are still many great reasons to hire a real estate agent instead. Consider the following:

  • After closing: If there are any problems or questions that come up after closing and you've hired a good agent, they should be there to help you straighten things out.

Finding an agent

Finding a good agent shouldn't be too hard. The following avenues should get you one in no time:

  • The Internet: Use your preferred search engine to find the top real estate agencies in your area. You may also be able to find online reviews and recommendations from former clients.

  • Friends, family, and co-workers: Perhaps one of the best ways to find a good real estate agent is to get a referral from someone you trust.

  • Open houses: A good strategy is to go to open houses and see how an individual agent works. If you like his or her style, you can strike up a conversation and let him or her know that you're interested in his or her services.

  • Neighborhood signs and ads: Look at newspaper ads or "For Sale" signs in front of houses in your area. These are two of the primary methods real estate agents use to advertise themselves.

  • Professional recommendations: If you know or run across an agent that doesn't deal in home sales, but specializes in something else, ask him or her to refer you to a good sales agent.

The bottom line is that you should choose an agent you feel comfortable with. You shouldn't trust your home sale to someone you just don't feel right about.

The money you spend on a real estate agent could be well worth it in the end. You may end up getting more for your home than you thought you would. Maybe you'll just avoid the hassle and frustration of all the paperwork and other stuff that needs to be dealt with during the selling process. Either way, there's a lot of benefit in using a real estate agent.
